The residents of Noida have finally raised their voice against the new plan proposed for builders to increase floor area ratio (FAR). They said that the new plan, in favour of the builders is nothing but an unjustified plan to upgrade their income. They also added that the new plan is nothing but an addition to the already passed master plan of 2021-2031.
They made such allegations by writing a letter to Noida Authority’s CEO, Deepak Aggarwal on January 16. In the Confederation of NCR Residents Welfare Association (CORNWA), the residents said that builders have already contradicted many rules with regard to FAR by already going against the rules and regulations of the constructing housing societies, which affect the fire safety measures as well as it generates additional population density.
The president of CORNWA, S.P Jain pitched his voice against the plan saying the increase in FAR is totally against the masterplan of 2021-2031 and is baseless and will do nothing except defect Noida real estate in future. He added that The master plan was drawn up considering that even the 1bhk Flats in Noida will be launched keeping in mind the residential, commercial, group housing and industrial plot area, as well as population density, infrastructure, road width, and open and green lands.
The residents believe that if the builders build an extra tower after the change, it will clearly affect the open area ratio of the plot and increase the population proportionately. Moreover there will be inadequate sunlight and parking spaces for the already residing citizens.
